The Appleton real estate market and MLS data is one of 3 locations in NE Wisconsin tracked by both FRED and the National Association of Realtors
Price Reduced Count - Green Bay
When current data is higher than average it could represent that (on average) Sellers are needing to respond to market conditions and lower the asking price of a property. This data evaluates housing, not vacant land.
Price Reduced Count - Oshkosh/Neenah
Although those that live in the area can believe the two municipalities to be very different, for statistical relevancy FRED and NAR bundle these two locations together. Individually, they would not provide enough data for confidence to be considered.
The Federal Reserve Economic Data, called FRED, in conjunction with data learned by the National Association of Realtors, tracks markets across the country. The 3 real estate markets tracked in NE Wisconsin include what they call the Green Bay, Appleton, and (combined) Oshkosh/Neenah for better statistical relevancy. One way of interpreting a higher # of price changes is that Sellers are needing to reduce their asking price in order to sell. Above are the aforementioned 920 area code markets that are tracked.
