What might July’s pending home sales tell us about the months ahead?
Nationally, pending sales declined 2.3% from June and 2.2% from one year earlier. All four U.S. regions experienced a monthly decline.
The Midwest, however, held up better than the other regions. Although pending sales fell 0.7% from June, they remained 1.7% higher than in July 2025—the only region to record a year-over-year increase.
Pending sales are an early indicator of possible future closings, not a final sales count. Financing, inspection and appraisal issues can still affect whether—and when—a transaction closes.
National and regional data can provide useful context, but individual Wisconsin markets may move differently.

🔔 That video doorbell may be hearing more than buyers realize.
Wisconsin law allows a home seller to use video, and potentially audio, surveillance during a showing or open house. Sellers generally do not have to announce that recording equipment is present.
However, permission to record is not permission to publish.
The law restricts where surveillance may be used and generally prohibits sellers from sharing recordings. Meanwhile, buyers could unintentionally reveal their enthusiasm, negotiating limits, or moving circumstances without realizing they are being heard.
